The exact fees vary and factor with:

  • location of the property
  • condition of the property
  • quantity of managed properties per owner
  • handling of maintenance calls
  • performing maintenance
  • handling of government subsidized or PHA housing program approved properties
  • utility bill payments if any
  • collection of water bills from tenants
  • mortgage payments
  • payment of other property related expenses

Fees depend on the type of lease ( net, double net or triple net), on handling preparation and filing of City Use & Occupancy quarterly return, on monitoring the commercial tenant’s gas bills (due to the recent changes commercial gas bills are lienable against the property if unpaid by the tenant.

There is no minimum charge. The building can be located anywhere in the City of Philadelphia. Our office does cooperate with other Realtors. All our rentals are listed in the TREND MLS to allow maximum exposure for your property. The leasing fee will be equally split with the cooperating Broker
